When virtual wholesaling, is it important to have a local presence -- local phone number, local mailbox and local boots on the ground?
Do you lock up the deal virtual and then inspect? and how do you find your boots on ground inspector to take pics, etc?
What are some questions to ask someone to feel out whether you’re on the same page (ethics etc) when you’re looking to squad up/JV when getting in to a new market? Thank you both!!

I’m looking to get started in Fresno and Stockton Ca, but most of the buyers that I talk to say that they only buy at 70% of ARV. Do i need to find better buyers or do i need to lock it up at 70%?
What reasoning would you give a seller in SoCal that is aware of the spike?
What is the minimum population size we should be in?

2 closing last month JV (8k for me)🙏 on the 3rd Wholesler cut me off with out telling me :/ (12k) but lesson learned (signed jV agreement at 1st and done belive worh of mouth) God is watching 👀
My wife didn't believe in me being a business owner. She filed for divorce and married someone with a normal 9-5 mentality. I'm closing on a 30k deal this week working from home. She works two jobs.
Brent can i get a bell 🔔 for my fith deal closed and $121,000 in assignment fees so far this year. I managed a quick lube 60 hours a week for $35K a year before wholesaling real estate for a living

How do I get a phone # for the state/Area that i’ll be virtual in?
Why do some markets get super saturated for example Phoenix,AZ. I’m cold calling and people are telling me they’re getting about 5 calls an hour from “cash buyers”. I understand SoCal but why Phoenix?
